This award recognises the collaborative efforts of the design team, working together on a fit out project that has led to an outstanding result. The design of Jacob’s Inn is now the Irish benchmark for bedroom pods and as a result we have also been awarded second place for Project of the Year – Hospitality in this year’s Fit Out Awards.
Cogent Associates managed the transformation of Jacobs Inn into a pod style hostel accommodation, in collaboration with Patron Capital and CoDE Pod Management, interior designers O’Donnell O’Neill Design , NBDA Architects, Knapton Consulting Engineers, Axiseng and Vision Contracting.

Having achieved planning in February 2020, the demolition and enabling works programme were commenced today by contractor John Sisk & Son Ltd at the 1.62 hectare site. Cogent Associates are providing Project Management, Cost Management, Employer’s Representative, Assigned Certifier, PSDP and BIM services to this landmark development.
Among the key elements of the project will be a 14-storey landmark office space building; a five-storey aparthotel with 13 separate apartments and retail on ground and basement levels; a 4-6-storey over-basement building with office space, retail and restaurant/café; a new state-of-the-art library plus significant public realm.

Designed to smart building standards, it will be one of the first fit out projects in Ireland specifically designed to take account of Covid-19’s “new normal”. The office will provide flexible workspace with an emphasis on a healthy indoor environment, designed in line with WELL and LEED standards.

Legislation was introduced in 2017 for a two-year period and due to its initial success, the deadline was extended until the 31st December 2021.
Whether or not the Minister for Housing introduces revised legislation or reverts to the previous process remains to be seen, either way anyone intent on fast tracking their planning application via the SHD route, would be wise to start preparations in Q1 2021.
The design and planning preparation for projects of this scale can range from 6 to 12 months, depending on the outcome of the consultation process, not to mention the current challenges that face the construction industry and economy as a whole.
Understanding the relevant planning regulations and processes and keeping abreast of any changes to legislation is critical for anyone considering residential development. We have provided links to further reading on the SHD route below.

Work has commenced on this newbuild Older Persons social housing development located at Fernwood Park & Maplewood Heights, Tallaght.
Cogent Associates are providing ER services to Clúid Housing and age-friendly housing provider Clann for this project.
The development, located across two sites will provide a total of 40 residential units, predominantly one bedroom with some two bed units, designed to overlook open spaces and landscaped areas. This was a fundraising initiative that was kicked off with a series of Friday bake sales at Cogent, featuring a delicious array of home baked goods, including scones, brownies, sausage rolls and lemon drizzle cake, raising nearly €400. We have since received very generous donations from our colleagues, clients and supporters, which has helped us to raise an amazing €4,000.
We would like to thank everyone who donated and those who slept out. Not forgetting Focus Ireland and the volunteers, who do such great work to support people who are homeless.

Over 72 teams battled it out at this year’s Dragons at the Docks boating regatta, organised by the Irish property industry. Cogent Associates Managing Director Kevin James and Director Anthony McCarthy were great sports, putting themselves forward for the Dunk Your Boss event. Both were unceremoniously ‘dunked‘ into ice cold water! With over €350,000 raised this year alone, it was all for a good cause.
We hope to be back next year, albeit better trained!
With housing shortages and the EU’s NZEB deadline for newbuilds looming, the social housing developments by Cluid in Co. Kerry are current examples of rapid build and energy efficient construction.

The report also highlights a slowing of tender inflation for the first time since early 2017. This will bring construction prices back to peak 2007 levels.
SCSI QS Group Chair and Cogent Associates Managing Director Kevin James, explained that “allowances for Tender Price Inflation (TPI) among construction projects vary according to their sector, size, complexity and location, therefore advice should be sought from a Chartered Quantity Surveyor before deciding an appropriate TPI provision for your construction project.”

In our series designed to encourage young women to consider a career in the Construction Industry, we asked Cogent Project Manager Fiona Little to tell us how she came to work in the industry.
What were your favourite subjects at school?
Maths and Biology.
Did you know, while you were at school, what job you wanted to do?
No; I liked problem solving and science subjects, but I didn’t have a clear career path in mind.
Did you go on to further study after leaving school and if so, what made you choose that course?
Yes, I studied Structural Engineering with Architecture as my undergraduate degree and then completed a Masters in Civil Engineering with Business. I chose to study engineering as I liked the subjects and as a primary degree it provides relatively broad career options.
What was your first job?
My first job was working in a bakery during 5th and 6th year (turned me off cream for years!) and my first professional job was working as an intern in the University of Illinois at Chicago in the Office of Sustainability.
You now work for Cogent Associates as a Project Manager, what do you like about your job?
The variety; every day is different, we work with a diverse range of clients seeking to deliver exciting projects. There’s always something to learn on each project, depending on the team, scope, site, technology etc and for me that’s one of the best bits about the job.
What advice would you give to any young woman considering a job in the construction industry?
Try it out; if you know someone working in construction ask them if you can shadow them, go to industry events, try to get work experience in an area of interest to understand what the day to day job is like.

Cogent achieve a significant milestone this week leading the procurement of Walls Construction to deliver two student accommodation developments in Dublin City Centre, Dominick Street and North Circular Road.
Acting on behalf of Global Student Accommodation (GSA), Cogent are providing Project Management, Cost Management and Employer’s Representative Services.
These developments are due for completion in September 2019 and represent a segment of the 2,500 student beds Cogent are currently delivering on across Dublin, Cork and Galway.
Delivering these much-needed units across multiple locations demonstrates our capability and commitment in supporting clients through the design, planning and construction processes in line with the Irish Government’s National Student Accommodation Strategy.

Nick joined Cogent from AECOM, where he served as Senior Associate Director, leading the Cost Management team for the redevelopment of Capital Dock for Kennedy Wilson. With over 30 years experience, Nick has worked across a variety of sectors in the UK, Europe and United States.

As part of their on-going Career Action Plans (CAP), Cogent Associate team members attended one of their regular lunchtime training sessions for their APC.
The Assessment of Professional Competence (APC) is typically a period of structured on-the-job training and assessment under the guidelines set out by the The Society of Chartered Surveyors Ireland.
It is comprised of a set list of skills — or competencies — set out by each of the Society’s Professional Groups. In order to become Chartered within one of these Professional Groups, a candidate must attain these competencies to the required level. The competencies are a mix of interpersonal, business and technical skills.

Although we have many residential projects under development, working with Cluid Housing on their Broome Lodge scheme was highly rewarding. Cluid relied on us for our Project Management expertise and the Cogent team was led by Hervé Besse supported by Tadhg Nihill.
The Cogent team are currently working on several Social and Affordable projects in Dublin and around the country.

Cogent Associates are delighted to be part of the continuing expansion of the Dublin Bikes Network. The latest expansion of the scheme will increase the number of Dublin bikes stations in the city to 116, up from 101, and the number of bikes to 1,600, up from 1,500. We look forward to seeing this great initiative grow and grow.

The second weekend in June proved to be a busy first sporting weekend for the Cogent Athletes as they took part in two events! More than 3000 riders took to the roads of County Wicklow on Sunday 11th of June for the 36th running of the Wicklow 100 and 200. Four Cogent staff members completed Ireland’s oldest single day bike ride challenge. Congratulations to Simon Wilson Moore, Noel Walsh and Ciaran McArdle on completing the Wicklow 100 and for Gavan Quinlan for completing the Wicklow 200! Congratulations are also in order for Luke Howard on completing the Carlingford Lough Endurance Challenge Triathlon! A successful weekend for the team and it really does look like we’re off to a good start!
